Lakes and Commons Rules

Summary

Sawgrass provides over 20 acres of common land, 11 acres of water across 4 ponds, and five miles of off-road bike-walkway. These areas are maintained by the board, contract labor, and volunteers for the enjoyment of all residents.

Key rules cover commons cleanliness, park and playground hours, lake safety, fishing regulations, and boat use and storage. All watercraft must be registered with the HOA and display identification markings. Boats must be removed from the commons between November 1 and March 31.

Plain Language Guide

1. Keep the Commons Clean

Always pick up after your dog — no exceptions. No littering, no dumping of yard waste, grass clippings, leaves, or garbage anywhere in the commons or on empty lots.

Example: That includes Christmas trees. No dumping of any organic material in the commons or near the lakes.

2. Park and Playground Hours

Children under 10 must always be supervised by someone at least 16 years old. The park closes 30 minutes after sunset — exception for neighborhood-organized events like the 4th of July party.

Example: If sunset is at 8:00 PM, the playground must be vacated by 8:30 PM.

3. Lake Safety Rules

Children under 10 must be supervised by an adult at all times near the lakes. No swimming. No one is allowed on the lakes when ice is present.

Example: Even if the ice looks thick, no walking, skating, or any activity on frozen lake surfaces is permitted.

4. Fishing Rules

Fishing is catch and release only unless you have a written permit from the board. Pole or rod/reel fishing only — no line/jug fishing or fly fishing. No live minnows as bait. No throwing rocks into the lakes.

Example: Want to keep fish for dinner? You’ll need a written permit from the board first.

5. Boat Rules

No gas-powered boats. Only oar, paddle, or pedal-powered boats up to 12 feet. Children under 12 must have adult supervision. Anyone under 18 must wear a certified life preserver. No storing boats above the shoreline or on the grass.

Example: Canoes, kayaks, paddleboats, and john boats are all fine. Gas motors and boats over 12 feet are not allowed.

6. Seasonal Boat Storage

Boats may be tied off at a stake from April 1 through October 31. All boats must be completely removed from the commons between November 1 and March 31. Boats left on the bank can kill grass and cause erosion.

Example: If your kayak is still tied up on November 2nd, it may be removed by the HOA.

7. Boat Registration Required

All watercraft moored in any Sawgrass lake or pond must be registered with the HOA. Boats must display 3-inch numbers and letters showing your street abbreviation and house number on one or both sides.

Example: A boat at 200 Sedgegrass Dr. would display “SD200” on the side. Unregistered or unmarked boats may be removed.

Sawgrass Subdivision Commons and Lake Rules

Sawgrass provides over 20 acres of Common Land, 11 acres of water (across 4 ponds), and five miles of off-road bike-walkway. These areas are maintained at great effort and expense by the board, contract labor, and volunteers. Sawgrass encourages its residents to make full use of our neighborhood amenities. However, over the years we have learned that some simple guidelines need to be established to make sure everyone understands the expectations of our neighborhood. We appreciate your adherence to the following rules.

Commons in General

  • Clean up all dog feces, without exception.
  • Do not litter.
  • No obstruction to commons either permanent or temporary may be built or installed.
  • No vegetable gardening on the commons, or other turf damage to commons without prior written board approval.
  • No dumping of grass clippings, leaves, other plant refuse or other garbage anywhere — including empty lots.

Park and Playground

  • Children under 10 years of age must be always supervised by someone of at least 16 years of age.
  • The Park and Playground closes 30 minutes after sunset. It must be vacated after this time with the exception of neighborhood organized or approved events (such as the 4th of July Party).

Lakes

  • Children under 10 years of age must be supervised by an adult at all times.
  • No person(s) are allowed on the lakes when ice is present.
  • The lakes are open for fishing and are catch and release only, without a written permit from the board.
  • No swimming allowed.
  • No dumping. This also includes all organic material, any yard waste, grass clippings, Christmas trees, etc.
  • Pole or rod/reel fishing only. No line/jug fishing or fly fishing allowed.
  • No live minnows may be used as bait or put into the ponds for any reason.
  • No throwing of rocks into the lakes.
  • Do not disturb the erosion control around the lakes.

Boats

  • No gas-powered boats. Only oar/paddle or pedal-powered boats.
  • No boats larger than 12 feet.
  • No children under 12 allowed in a boat without adult supervision.
  • Any person under the age of 18 must wear a certified life preserver for their weight class.
  • No boats to be stored above the shore line or on the grass.
  • Boats can be tied off at a stake from April 1st to October 31st. All boats must be removed from the commons between November 1st and March 31st.

Boat Registration

Boat registration is required (as of November 2018) on all watercraft moored in any Sawgrass lake or pond. In addition, 3" numbers and letters with street abbreviations and house numbers shall be applied on one or both sides of any moored watercraft.

Example: 200 Sedgegrass Dr. would be displayed as SD200 on the side of the boat.

Watercraft may be removed if numbers and letters are not posted as specified. All watercraft shall be moored at water’s edge with a stake or post, not on the bank, as this can impede mowing and landscape services and may cause erosion.
